SG Bank Loan

The deposit is not the cash you need.

Work out 80% of the price, call the rest your deposit, and you have missed a bill that arrives on completion. Stamp duty on commercial and industrial property is a separate cash cost, and on a seven-figure purchase it runs to tens of thousands.

The deposit against the cash actually neededOn a S$2,000,000 property at 80% LTV, the deposit alone is S$400,000 but the cash required is S$469,600, S$69,600 more.

Bar two is the deposit plus stamp duty, the cash that actually leaves your account on completion. Change the inputs below and this redraws.

Buyer's stamp duty

How the duty is actually charged

Band by band, not as one percentage of the price. Each rate applies only to the slice of value inside its band, so quoting the top rate against the whole purchase overstates the bill considerably.

Buyer's stamp duty bands for non-residential property

S$180,0001%
S$180,0002%
S$640,0003%

Non-residential property tops out at 5%. Residential carries a further band above that, so do not reuse a residential figure here.

Then it runs for up to twenty five years

Everything above is the cash you need on completion day. A commercial property loan is also a commitment that can outlast most of the decisions a business will make around it. DBS writes this facility for one to 25 years, so the bottom row is a real ceiling rather than a number picked to alarm you. The rate below is the one you were quoted, because no Singapore bank publishes a headline rate on this facility, only the packages it lends on.

Monthly instalment and total interest on the loan, by tenure, at the price, loan to value and rate entered above
TenureMonthlyInterest over the term
10 yearsS$16,970S$436,458
15 yearsS$12,653S$677,486
20 yearsS$10,559S$934,230
25 yearsS$9,353S$1,206,032

Tenure range from DBS's published page for this facility, read 18 August 2026. The rate is yours, not a quote from anyone, and the instalment assumes it holds for the whole term. On a package pegged to SORA it will not.

What this does not tell you

The 80% above is what one bank publishes, not an entitlement. What you are actually offered depends on the property, the business behind it and the bank's own view, and a valuation can come in under the price you agreed, which raises the cash you need again. Treat this as the floor of what to budget, not the answer.
